In Kish Island, as can be expected, top priority has been given to tourist projects. Thus, annually about 55% of all activities in this island are directed at the creation of installations and facilities specific to tourism. Industry and trade, on the other hand, have not been neglected either. The Kish Free Zone Organization has provided a long list of business areas available to local and foreign investors. The existing array of high yielding investment fields do, indeed, suggest that investment in Kish is rewarding.

Projects
T
he focus of this sector being on the development of kish island, the following projects have been foreseen:
Construction of the island- round recreational and tourist railway: transfer of drinking water from the local sources via seabed pipeline networks: establishment of a submarine electrical power transmission network; construction of island-wide network of roads, trade and water treatment systems, cold stores and regional parks; collection of surface waters and pumping/treating underground drinking water, and carrying out coastal seabed hydrographical and identification projects, regional geophysical and meteorological projects.

Service Projects
F
resh investments are no doubt required to extend services to the local and new residents of kish island. These service from development and improvement of travel facilities and service projects to the establishment of public and banking services units, insurance offices, shipping, air and consultation services. The interested parties are also recommended to invest in the construction of modern hospitals, clinics and nursing homes for the elderly.
Additional service projects may include construction of auto-repair centers, transportation offices, supplementary port services, establishment of publishing companies, accounting, inventory and consulting firms; erection of warehouses, cold rooms and seafood production centers.

Trade and Commerce
T
he following fields of activities have been foreseen in these respects:
Export of goods and products from the island to foreign countries and the lands of origin, imports for the purpose of later exports (re-export) to the land of origin, transit and re-export of goods, holding/arranging trade, artistic, scientific and research exhibitions, establishing business and marketing and international handicrafts centers.

Tourism and Travel Projects
Extensive local investments were driven into tourism and travel projects during the early years of the establishment of the Kish free zone. In recent years, however, foreign investors have invested in the construction of residential units and accommodations. The Kish Free Zone Organization does, nevertheless, have a share in the development of Kish Island’s tourist facilities and attractions. In a not too distant future, Kish will turn into a somewhat unique recreational zone and will become unsurpassable in the region and the world for that matter.
The Kish Free Zone Organization recommends investment in the following projects:
Construction of hotels, motels and inns, establishment of appropriate amusement and recreational centers-- including cinemas, theaters, amusements parks, boating and yachting clubs, video clubs, diving and under- sea photography centers, educational and art institutes.

Industrial Investment
I
nvestors are provided with a long list of rewarding industrial projects. The list mainly concentrates on high capital gain industries which target exports and require insignificant capitalization. It should, however, be noted that the industrial development of the island stresses the need for prevention of environmental pollution. The following industrial projects have been highlighted:
modern packaging industries, manufacturing of medical devices, precision tool machinery, metal and wood industries: production of sporting goods, toys and telecommunication devices, food processing, chemicals and petrochemicals and bottled drinking water industries.

Industry in kish
Five years have passed since the beginning of operations by the kish Free Zone, and the KFZO has mainly concentrated on designing infrastructural industries and installations. It is now the proper time for running industrial units in kish.
Four industrial districts will soon appear in the island for which the task of land preparation has been completed and many of these properties have been ceded to the investors. The industrial district number one in the "Green Tree" region, district number two in "Goldis" region, and district number three along the airport road , and another district in the south-eastern section of the island are about to be utilized.
Many industrial units are about to be commissioned in the near future and some have been put to operation. These units are involved in the following operations:

1. Electric and Electronic Industries
These include the production of computer games, modems, computer assembly, printers, video cassettes, medical and laboratory devices.

2. Textile and Clothing Industries
They embrace the production of clothing for men, women and children, socks, hand bags, slippers , shoes and leather products.

3. Food Industries
Production of foodstuffs, medical and hygienic products are parts of these industries.

4. Chemical and Cellulose Industries
Such industries include the production of wooden products and stationery, crystal and glass sandblasting, crystal cuts and works, and production of constructional materials are included in these.
A fiberglass car manufacturing joint venture unit is about to be commissioned in Kish soon. A larger video producing unit is also under construction to replace the current unit.

Property and National Resources
K
ish Free Zone is perhaps the largest of its kind in the world. It should, however, be noted that Kish is not a mere industrial-trade zone -- tourism and accommodations serve as a priority as well. And to this end, a major portion of the island’s developmental credits have been injected into tourism and accommodations.
Kish island has been divided into four totally separated. Properties allocated to tourism embrace no industrial features. Such resorts remain pollution- free and are exclusively designed for excursion and recreational activities .
Kish island comprises of the following four districts:

1. Trade District
All bazaars, shops and stores, trade offices, fairs, trade fairs, trade information exchange centers, warehouses, yards and docksides as well as other installations and equipment required for the retail and wholesale business, imports and exports, transit and storage of goods are established in this district. Banks and trade service centers can also establish branches in this district accordingly.

2. Tourist District
The existence of these aspects, naturally, suggests establishment of accommodations to cater and host travelers and tourists who visit the island for sporting and recreational purposes. To meet such a demand however, part of the properties in island has been totally allocated to the construction of hotels, motels, restaurants as well as other accommodations and catering centers. Additionally, it embraces art centers, cinemas, theaters, amusement parks , tourist guide centers and information services, plus tens of other related fields and areas.

3. Industrial District
Part of development work in Kish has been directed at erecting smaller industrial units for export purposes. Such industries are intended to be pollution-free and environment-friendly to avoid endangering the wildlife and natural features of the island. Certain portions of the island, therefore, have been picked for this purpose. The specific parts envisaged to host such industries, modification and packaging of goods , industrial warehouses, collecting, storing and exporting installations , etc. are being established in the vicinity.

4. Residential District
Kish is a densely populated region. The residents live in traditional houses that they, themselves, have built. The introduction of new island-wide modifications has played a role in developing the island’s population texture. Large groups of Iranians have now opted to reside in Kish island and it is predicted that citizens of other countries will also choose to live here in the future. This figure is expected to reach 120 thousand within the next 20 years -- naturally needing appropriate housing . That , in turn, will encourage migration into the island. Premium parts of the island, at a few miles distance from the relatively populated spots, have been allotted to the construction of residential units. In order to encourage the residents to contribute in the construction of residential units, the KFZO and the banking system have arranged to provide all needed facilities for them. The Iranian natural or legal nationals are entitled to purchase property. The foreign nationals, on the other hand, are authorized to draft long term leases, property rates may differ accordingly. However, there is no doubt that rates in Kish are much lower than those in the mainland Iran. This, obviously, attracts people to invest and settle in Kish . The Kish Comprehensive Plan has assigned different parts of the island for a variety of applications and practices . Land is, therefore, ceded to the applicants according to a pre-arranged list. The local registration office takes care of property lease and acquisition contracts. In order to encourage industrial investments in Kish and considering larger areas of land are required for industrial purposes, the comprehensive plan has identified and marked a number of industrial areas across the island. The rate of land in these districts with a 65 percent construction occupancy allowance, is 70 thousand Rials per meter. The area of the piece of land in question however , should be no less than one thousand square meters. Where trade complexes are concerned, the rates are higher according to the proposed design.
Land rates have increased in Kish during the past three years. Consequently, the owners of projects would have to pay much higher rates should they intend to purchase land from sources outside the framework of the KFZO’s supportive policies. The KFZO has done all in its power to facilitate acquisition of land by the interested parties.
